What's also avoided (not priced above):

  • Tenant complaints & concessions
  • Roof tile & AC unit damage
  • Landscape kill-off & replant
  • Negative online reviews
  • Reputation damage with ALF families
  • Board / management liability exposure
  • Vacancy risk during displacement
  • HVAC re-purge & air quality complaints

The Hidden Cost of Tent Fumigation

A tent is more than a treatment. It's a shutdown.

Tent fumigation looks like a single line item on paper. In practice, it's a multi-week operation with cascading costs your bookkeeper won't see until weeks after the tent comes down.

2–5

Days of displacement, per unit

Residents, staff, and operations relocated. For ALFs, this is often operationally impossible.

$$$

Hotels, food removal, lost rent

Hotel rooms, double-bagged groceries, perishable replacement, medication coordination, lost daily rent.

Property damage risk

Roof tile breakage, AC unit damage, landscape kill-off, antenna re-installs. Often discovered after billing.

Our 5-Step Treatment & Prevention Process

Engineered for occupied buildings.

We treat the structure, not the air around it. Every step is designed to work inside an operating building — residents in place, staff on shift, business continuing as normal.

01
Detection

Thermal Imaging Inspection

A detailed thermal imaging survey across the structure to identify hidden activity before treatment begins.
  • Detect hidden termite activity behind finished surfaces
  • Identify moisture conditions conducive to termites
  • Locate treatment areas not visible to the naked eye
02
Prevention — Lower

Crawl Space Wood Treatment

All exposed wood in the crawl space is treated with Tim-bor or Bora-Care for long-term protection.
  • Penetrates into raw wood fiber
  • Creates a residual protective barrier
  • Targets unseen existing activity
  • Prevents future drywood infestation
03
Prevention — Upper

Attic Wood Treatment

Accessible exposed wood in the attic is treated with Tim-bor or Bora-Care — the high-risk zone for drywood entry in Florida.
  • Roof trusses
  • Rafters and ridge members
  • Framing components
04
Concealed Areas

Interior Wall Void Foam Treatment

Termite-targeted foam is injected into wall voids where liquid treatments cannot reach.
  • Window and door framing
  • Stud cavities
  • Reaches hidden termite movement inside walls
  • Stops activity inside structural framing
05
Active Infestation

Targeted Gallery Treatment

Where active drywood termites are identified, we perform precision gallery treatments directly into the affected wood.
  • Flooring, baseboards, cabinets
  • Wall and ceiling framing
  • Injects directly into termite galleries
  • Re-treatment until deemed inactive — at no additional cost
Warranty Included.

One-year warranty on any area of active drywood termites identified by a Taps Pest Services technician. Includes free service calls and re-treatments as needed, until deemed inactive.

Why Taps

Built for commercial property — not retrofitted from residential.

Most pest companies are wired for single-family homes and bolt on commercial work as an afterthought. We built our process, crew, and pricing around the realities of multifamily and assisted-living operations.

01

Serving Tampa Bay Since 2019

Deep, hands-on Florida structural pest experience. We know every drywood pressure zone, every building era, and every code requirement across Hillsborough, Pasco, Hernando, Pinellas, Polk, and Manatee counties.

02

Family-Owned & Operated

Relationships over profits. The same people you talk to on day one are still running the company on year ten. Your property gets handled by people whose name is on the company — not by a national franchise rotating crews.

03

Florida-Licensed & Insured

State-licensed pest control operator (#JB285966). Active general liability and workers' compensation. COI provided for every property within 48 hours, listing your entity as additional insured if required.

04

Documented Findings, Always

Every inspection produces a written report with thermal images, photographs, and physical evidence. You own the documentation — useful for boards, insurance carriers, and resale disclosures.

05

100% Satisfaction Guarantee

Backed by a written one-year warranty on any active drywood termite findings. Free service calls and re-treatments until the area is deemed inactive by a Taps technician. No re-quotes, no surprise invoices.

06

Portfolio-Friendly Contracting

Master service agreements available for property management portfolios. Single point of contact, unified billing, consistent crews across your buildings. 24/7 emergency response included.

Behind the Service

Real people. Real accountability.

When you call Taps, you know who's coming. No rotating contractor crews, no franchise rotation. The same trained Florida technicians, on every property visit.

"
Very professional and fast response! I needed help bad and Taps was able to get me in right away. Levi was incredibly helpful and knowledgeable. While we have quite an issue on our hands to deal with, I have no doubts they will be able to take care of it! Pricing seems fair as well.
Shiloh J. ★★★★★

Common Questions

Questions property managers always ask.

If yours isn't here, ask us during the inspection — we'll add it.

Will residents need to leave their units during treatment? +
No. Treatments are completed with residents in place. Each unit requires brief technician access (typically 20–40 minutes) for the foam injection and any targeted gallery work. We coordinate with on-site management to minimize disruption — no overnight displacement, no hotel rooms, no relocation logistics.
How long does a full-building treatment take? +
Depends on building size and findings. A typical 50-unit building takes 3–5 working days for full treatment with crews working through units on a coordinated schedule. We provide a detailed unit-by-unit schedule before work begins so management can notify residents accordingly.
What chemicals do you use? Are they safe around seniors, children, and pets? +
Our primary preventatives are borate-based products (Bora-Care and Tim-bor) — among the lowest-toxicity wood treatments available, derived from naturally occurring boron. Termite foams and targeted gallery treatments are EPA-registered structural insecticides applied within wall voids and wood, not living spaces. All applications follow Florida structural pest control standards, and SDS sheets are available on request for any property management or healthcare licensing review.
How long does the treatment last? +
Borate-based wood treatments penetrate the wood fiber and remain effective for the life of the treated wood, provided the wood is not exposed to direct, prolonged moisture. Foam treatments inside wall voids and targeted gallery treatments provide multi-year residual protection. We include a one-year warranty on any active drywood areas and recommend annual inspection updates to maintain protection documentation.
What if you don't find any termite activity? +
You quote into our Preventative tier. The full structural protection program (thermal imaging baseline, crawl space, attic, wall void foam) is still installed — the goal isn't to wait for termites, it's to keep them out. Florida's drywood pressure is high enough that preventative treatment on 20+ year buildings is a defensible capital-protection decision.
How is this different from bait stations or perimeter sprays? +
Bait stations and perimeter sprays target subterranean termites, which approach from the soil. Drywood termites enter through the air and infest wood directly — they don't touch the ground. Our program is specifically engineered for drywood: it treats the wood itself (where drywood termites live), the wall voids (where they move), and the galleries (where they breed). Different pest, different solution.
Are you licensed and insured? +
Yes. Taps Pest Services is a Florida state-licensed pest control operator (License #JB285966) with active general liability and workers' compensation coverage. We provide a current Certificate of Insurance to your property management or HOA within 48 hours of request, listing your entity as an additional insured if required.
Do you work with property management portfolios? +
Yes. We offer master service agreements for property management companies with multiple buildings, including unified billing, single point of contact, consistent crew assignments, and portfolio-level pricing. Reach out and we'll structure an MSA that fits your operation.
What's your service area? +
We service commercial properties within a 35-mile radius of our facility, across Hillsborough, Pasco, Hernando, Pinellas, Polk, and Manatee counties. If your property sits slightly outside that radius, contact us — we routinely extend coverage for portfolio clients and larger properties.
How do we get started? +
Request an inspection. We'll schedule a 90-minute on-site walkthrough with thermal imaging at a time that works for your operations team. Within 5 business days you receive a written inspection report with findings, photo and thermal documentation, and a tier-based proposal. No upfront cost, no obligation.

Let's protect the structure — without shutting it down.

Tell us about your property. We'll provide a no-obligation on-site inspection and a transparent commercial proposal within 5 business days.
